Tell us what you need
Send us an email or use the form on the contact page. Tell us roughly where the property is, what kind of building it is, and what your deadline looks like if you have one. Photos help.

We walk the property and give you a free estimate
We come look at it in person. We talk through which rooms matter most, what needs to be found before anything is moved, whether there are things being kept, sold or shipped, and how the property needs to be left.
Then you get a clear written price. No hourly meter running while you decide, and no obligation to book.

We sort — keep, donate, sell, recycle, trash
We go through it by hand, room by room, following what was agreed before work began: what must be found, what is kept, and how everything else is handled.
You can be there for every hour of it, drop in at the end of each day, or hand us a key and go home.

We haul, donate, and clean
Donations get delivered to local charities. Trash and debris are removed and disposed of properly. Then we clean — floors, bathrooms, kitchen, walls — and hand the property back ready for a realtor, a buyer, or a landlord walkthrough.
Before we start
Everything is agreed up front
Before work begins, we put it in writing: what must be found, what is kept, and how the rest is handled — donated, sold, recycled, or discarded.
Bring a list of anything that must be found — a wedding ring, the deed, service medals, photo albums. Searching for something specific is very different from clearing a room, and it has to happen first.

Do I have to be there?
No. We can work from a key and keep you updated by email and photos.
How long does a whole house take?
It depends enormously on how full it is and how much searching is involved. A packed single-family home is usually measured in days rather than hours. We will give you a realistic timeframe with your estimate rather than an optimistic one.
What if we find something valuable?
How items are handled is agreed in writing before work begins. Firearms are secured and handed directly to the family.
Can you work around a closing date?
Yes, and please tell us the date at the very first email. Estate timelines are usually the tightest constraint on the whole job, and we schedule around them.
